With that safety baseline established, let us work through the most common reasons a commercial boiler refuses to fire, in the order most likely to resolve the problem quickly.
It sounds straightforward, but a significant number of commercial boiler callouts turn out to be electrical or control issues rather than boiler faults. Before assuming the worst, start here.
Check the power supply. Confirm the boiler's isolator switch is in the on position. Then go to the distribution board and check whether the relevant circuit breaker has tripped. A tripped breaker will sit in a middle or off position rather than the fully on position. Reset it once and return to the boiler to see whether it responds.
Review your building management system or programmer. On commercial sites, boilers are typically controlled by a BMS or a time-clock programmer rather than a simple on/off switch. Check that the heating schedule is active and set correctly for the current day and time. Common culprits here include: time schedules that were not updated after a bank holiday, heating season settings that switched the system to summer mode, and frost-stat overrides that are holding the boiler in standby. These settings are easy to overlook, particularly after the clocks change in October or March.
Check zone and room thermostats. On commercial premises with multiple heating zones, each zone thermostat must be set above the current ambient temperature for that zone to call for heat. Work through each zone independently. A thermostat set to 18°C in a room that is already 19°C will not trigger the boiler, even if everything else is working correctly.
Look at the boiler control panel. Most modern commercial boilers display a lockout indicator light or a fault code when something has prevented firing. If you see a code, write it down or photograph it before doing anything else. This is diagnostic information your engineer will need, and resetting the boiler without recording it means that information is lost.
If power is confirmed, controls are set correctly, no breakers have tripped, and the boiler is still not firing, move on to Step 2.
A boiler cannot fire without a gas supply. Before assuming the fault lies with the boiler itself, it is worth confirming that gas is actually reaching the building.
Test other gas appliances. If your premises have other gas-powered equipment — kitchen appliances, a separate water heater, or gas hobs — check whether they are functioning normally. If they are not, the problem is almost certainly a supply interruption rather than anything wrong with the boiler. This single check can save considerable time.
Check the gas meter isolation valve. The isolation valve on your gas meter should be in the open position, meaning the handle is parallel to the pipe. If it is perpendicular to the pipe, it is closed. This valve is occasionally turned off inadvertently during meter work or maintenance. If it has been closed by a gas engineer or meter operative, only a Gas Safe registered engineer or your gas supplier should confirm it is safe to reopen in context.
Contact your gas supplier. Supply interruptions do occur, particularly during periods of high regional demand in winter across the North East. Your gas supplier will have a service status page and a faults line where you can check for known outages in your area. If there is a confirmed supply interruption, the resolution lies with the supplier rather than your boiler.

If you have confirmed that the gas supply is live and reaching the property but the boiler is still not firing, continue to Step 3.
System pressure is one of the most common and most overlooked reasons a commercial boiler will not fire. Most modern boilers have a safety mechanism that prevents ignition when pressure falls outside the acceptable operating range, so this check is worth doing carefully.
Locate the pressure gauge. On most commercial boiler units, the pressure gauge is a dial or digital display on the front panel. It is usually clearly labelled and marked with a normal operating range. Refer to your specific boiler's manual for the correct figures, but as a general guide, commercial boilers typically operate between 1.0 and 2.0 bar when the system is cold.
Low pressure. If the gauge reads significantly below the normal range, the boiler may refuse to fire as a protective measure. Low pressure is commonly caused by a water leak somewhere in the system, a radiator that has been bled recently, or a faulty pressure relief valve. Before you consider topping up the pressure, it is important to understand why it dropped. Repeatedly repressurising a system that has a leak simply delays the diagnosis of a more significant problem.
You may top up system pressure using the filling loop if you have been trained and authorised to do so by your service engineer and are confident in the procedure. If you have not been shown how to do this, or if you are in any doubt, do not proceed. Contact your engineer instead.
High pressure. A reading above 3.0 bar is also a problem. High pressure can indicate a faulty expansion vessel or a filling loop that has been left open. Do not attempt to release pressure yourself. This requires a Gas Safe registered engineer to diagnose and address safely.
Pressure within range. If the gauge shows a normal reading and the boiler is still not firing, the pressure is not the issue. Move on to Step 4.
Commercial boilers are equipped with safety lockout mechanisms that shut the unit down automatically when a fault is detected. A lockout is not a malfunction in itself; it is the boiler doing its job by preventing unsafe operation. The question is what triggered it.
Record the fault code first. Before you touch the reset button, photograph or write down any fault code or indicator light displayed on the control panel. Fault codes vary by manufacturer. Ideal, Baxi, Worcester Bosch, and Remeha are all commonly installed in commercial premises across the North East, and each uses its own coding system. Your boiler's service manual will translate the code, or a quick search of the manufacturer's website will usually return a plain-English explanation. Attempt a single reset. Press the reset button once and allow the boiler a full ignition attempt. This typically takes between 30 and 60 seconds. Do not press reset repeatedly in quick succession. Doing so can mask the underlying fault and, in some situations, cause additional stress to components.
If the boiler fires and holds. Monitor it closely over the next hour. A boiler that fires successfully after a single reset and then runs normally may have locked out due to a transient fault — a momentary pressure fluctuation, for example. However, if it locks out again within a short period, that pattern indicates an underlying fault that must be investigated by a Gas Safe registered engineer. A boiler that repeatedly locks out is telling you something is wrong.
If the boiler does not fire or locks out immediately. Do not reset again. Repeated resets without diagnosis can obscure the fault and, in some cases, create additional risk. At this point, you have the fault code recorded and the reset has been attempted correctly. That is the limit of what a non-engineer should do in this area. Move to Step 5 to check one more common cause before calling for assistance.
If your boiler is a condensing model — which is standard for modern commercial installations — it produces condensate as part of the combustion process. Condensate is mildly acidic water that drains away via a plastic pipe, often routed externally or through an unheated space.
In cold weather, this pipe can freeze and block. When it does, the boiler detects the blockage and shuts down. This is a well-documented seasonal issue across the North East and Northumberland, where temperatures regularly fall below freezing from October through to March. If your boiler has stopped firing during a cold snap, this is one of the first things to check.
Signs of a frozen condensate pipe. Listen for a gurgling sound from the boiler in the moments before it locks out. Check whether the fault code you recorded references condensate or drainage. Go outside and look at the external section of the condensate pipe — if it is frosted, iced, or visibly blocked, you have found the likely cause.
Thawing the pipe safely. After thawing, return to the boiler and perform a single controlled reset as described in Step 4. In many cases, the boiler will fire normally once the condensate is flowing freely.
If the pipe freezes repeatedly. A condensate pipe that blocks every winter needs attention. An engineer can reroute it, insulate it, or adjust the fall of the pipe to reduce the risk of future freezing. This is a straightforward task to include in a planned maintenance visit rather than something to address repeatedly as an emergency.
If the condensate pipe is not frozen, or if thawing it did not restore operation, it is time to move to the final step.
If you have worked through the five steps above and the boiler is still not firing, the fault is internal to the boiler or the gas system. This is the point at which self-diagnosis must stop. Not because the checks above were not worth doing — they were, and they may have saved you an unnecessary callout — but because what lies beyond this point requires a qualified engineer with the right tools, training, and legal authorisation.
Common internal faults that require a Gas Safe engineer. The most frequent causes of commercial boiler failure that cannot be resolved without professional intervention include a failed ignition electrode, a faulty gas valve, a blocked heat exchanger, a failed pump, or a flue or combustion issue. None of these are safe or legal for an unqualified person to address.
